It follows the property and the stage. A frame check on a single storey sits at the lower end, a two storey handover with a large roof space at the upper. Send the lot address through the form and the number comes straight back with travel included.

Tie down. A missing bracing bolt, a metal angle brace never tensioned, joist hangers left out and a hoop strap sitting over the plate instead of around it. Each is a link in the chain that holds the roof down, and each is inexpensive to fix while the frame is open.
Council handles the planning approval. The build is certified by a principal certifier who carries out mandatory critical stage inspections for the occupation certificate. That is a compliance function and it is not a defect list written for you.
Framing against AS 1684 and your engineering, masonry against AS 3700, wet areas against AS 3740, and the whole job against the National Construction Code, the ABCB Housing Provisions and the Guide to Standards and Tolerances 2017. A resale inspection runs to AS 4349.1, and timber pest work to AS 4349.3.
